Bold Move was founded by David Munday and Holly Boldbaatar, both qualified accountants, combining decades of financial and commercial expertise with extensive residential property management experience.

David has spent more than thirty years advising businesses, investors and property owners, while Holly brings over twelve years' experience managing residential portfolios across London, Manchester and international markets.

Understanding the Renters’ Rights Act

The Renters’ Rights Act 2025 has brought fundamental changes to the private rented sector in England. For landlords, the practical message is straightforward: good management, accurate records and timely compliance matter more than ever.

The end of assured shorthold tenancies

From 1 May 2026, most existing assured shorthold tenancies became assured periodic tenancies. New assured tenancies are also periodic rather than being granted for a fixed end date. Existing tenants generally did not need a replacement tenancy agreement, although landlords and agents were required to provide the government’s Renters’ Rights Act Information Sheet by 31 May 2026.

Section 21 has gone

Landlords can no longer use the former “no-fault” Section 21 procedure for notices served from 1 May 2026. Where possession is required, landlords must rely on an appropriate statutory ground and follow the prescribed notice and court process. The available grounds include circumstances such as a landlord intending to sell or move into the property, rent arrears and antisocial behaviour, each with its own conditions and notice requirements.

Compliance is becoming more important

The Act strengthened enforcement and local authority investigatory powers. This makes accurate documentation, licensing, deposit protection, safety compliance and proper tenancy administration particularly important. A problem that could once have been treated as an administrative oversight can now have much more serious consequences.

What should landlords do?

Landlords should review their tenancy documentation and management procedures, ensure that statutory information has been supplied, understand the new possession grounds and notice requirements, and keep compliance records up to date. If a property is professionally managed, the managing agent should be able to demonstrate clearly how these obligations are being handled.

Owning UK residential property while living overseas can be a rewarding investment, but distance changes the way a property needs to be managed. The key is having reliable local oversight and clear visibility of what is happening to your property.

A trusted representative in the UK

Day-to-day issues rarely occur at convenient times. Maintenance, tenant queries, inspections, compliance deadlines and contractor access all require somebody on the ground who can act promptly and make sure matters are followed through. A professional managing agent becomes the owner’s local point of contact rather than simply a rent collector.

Communication and reporting

International landlords should not have to chase for information. Regular communication, clear financial reporting and a defined point of contact are particularly important when the owner is in another country or time zone. Good management should allow an overseas owner to understand the position of the property without becoming involved in every routine detail.

The Non-resident Landlords Scheme

UK rental income received by landlords whose usual place of abode is outside the UK may fall within HMRC’s Non-resident Landlords Scheme. Where a UK letting agent receives rent on behalf of a non-resident landlord, the agent generally has responsibilities under the scheme. HMRC may authorise a landlord to receive rent without deduction of UK tax, but that authorisation does not remove the landlord’s underlying UK tax obligations.

Compliance does not stop at the border

The same property and tenancy obligations apply whether the owner lives in London or thousands of miles away. Licensing, safety requirements, deposit protection, tenancy administration and the Renters’ Rights Act therefore need active local management.

At its best, property management can look deceptively simple. Rent arrives, tenants are happy and the property remains in good condition. What is less visible is the work required to keep it that way.

Good management is preventative

A small maintenance issue dealt with quickly may prevent a major repair. A thorough inspection may identify a problem before it becomes expensive. Careful tenant selection can reduce future difficulties. Proper records can prevent a compliance issue becoming a dispute. Much of effective property management happens before the landlord ever sees a problem.

Protecting the property

A residential property is a valuable asset. Regular inspections, sensible maintenance decisions and reliable contractors help preserve both its condition and its long-term rental appeal. The cheapest response to a problem is not always the best response for the investment.

Protecting the income

Professional management also means paying attention to the financial performance of the property: rent collection, arrears, expenditure, void periods and clear reporting. Landlords should know what is happening to their investment and why.

Managing an increasingly regulated environment

Residential lettings are subject to extensive and evolving regulation. Professional management cannot remove a landlord’s responsibilities, but it can provide the systems, records and day-to-day oversight needed to manage those responsibilities properly.

Technology can make administration more efficient, but property remains a people business. Landlords, tenants and contractors need somebody who takes responsibility, communicates clearly and follows things through.
